Who is The Realty Exchange?

The Realty Exchange, Inc. is a California Corporation doing business as The Realty Exchange and Realty Exchange. We are registered with the State of California Department of Real Estate and are a member of the Southland Regional Association of REALTORSŪ.

Our focus is on building a community of relationships through the services we provide and the networking environment we offer to everyone with an interest in real estate and business opportunities. Our services specialize in:

The Company's primary goal is to help you:

  • Facilitating a quick property or business sale at no commission for urgent sellers

Real estate related services and investment interests apply to all types of property including residential, commercial, raw land, etc. As well, the nature, scope and value of our compensation varies for each of the above listed categories.


*   Commissions and Referral Fees

With most real estate agents, there is usually some flexibility when it comes to commissions. With this in mind, we always recommend that the selection of your REALTORŪ be based on the level of service you are expecting to be provided, in return for the commissions you expect to pay. Your decision should not be based solely on what you believe you will save in commissions.

As well, we give a 10% referral fee on all types of transactions outside of residential property of one to four units. Our referral commission program also applies to commercial real estate (leases and property sales/purchases) and business sales/purchases.

Why not offer a referral commission on properties of less than five units? By law (RESPA), no real estate agent is permitted to pay a referral fee of any residential real estate transactions where the property is less than five units.


*   Urgent Sellers Property Sales

You may be in a situation where you want to sell your property immediately (within a few days) and pay no commissions. In other words, you would define yourself as an "Urgent Seller". We have associations with investors who may be able to accommodate your need for a quick sale. Naturally, the selling price of your property will need to be at a discount below market. That discount can range from 1% to 99%.

As our investor pools look at each proposed in terms of their potential risk-adjusted rate of return, the discount rate for Urgent Seller properties/businesses varies over time and will be unique to each property or asset.

In Urgent Seller transactions, The Realty Exchange participates as a principal investor or partner investor only, not as an agent. Before you sell your property on an "Urgent Sale" basis, we always recommend that you verify the current market valuation, the current market conditions and the legality of the contract agreements used in the transaction. As this is a direct purchase and there is no listing agency relationship, your property will not be listed for sale nor published in the MLS of any REALTORŪ associations of which we are members. *  Consulting Services

The Realty Exchange also offers real estate and business opportunity consulting services. Examples of services inclue: creation of specialty charts being considered for purchase or sale, data analysis, property evaluation (not appraisal) and assistance in the analysis of a company or business. Our data sources include local MLS Associations and and outside data suppliers. The Realty Exchange does not sell, barter or exchange raw data, regardless of the source.
