A. Mortgage Funding and Reverse Mortgages:

  • If you need immediate cash, we would always first recommend finding out if funds may be sourced through either mortgage lenders or private money lenders. We can help you make a quick determination as to your alternatives.


  • If you are over 62 years of age and either: 1) own your home free and clear; or 2) have minimal mortgage debt, we can help you secure steady monthly payments for the rest of your life through a reverse mortgage. Reverse mortgages are increasingly becoming a viable source of money to pay for living expenses and medical bills for retirees. The two most popular programs are the federally insured "Home Equity Conversion Mortgage" (HECM) and the proprietary Home Keeper Mortgage from Fannie Mae.

C. Direct Sale to One of Our Investment Pool Affiliates:

In spite of the advantages of listing through the MLS, you may feel it is not the best approach for you. This could be for any one of the following reasons:

  • Your financial needs are immediate and you cannot wait the normal time for escrow closing (30 - 60 days).


  • You are not comfortable with people you do not know (real estate agents and prospective buyers) walking through your home, regardless of whether you are present during the walk-through.


  • You have safety/security concerns that make tours/showings of your property a challenge.


  • If your property is of a special nature or located in a remote area, targeted real estate agent community marketing may not generate immediate offers.
